Prepare a Strata EV Charging Proposal

Published 3 min read

An apartment charging proposal needs to work for the building as well as the first driver. Resolve permissions, shared infrastructure and ongoing responsibilities before choosing a wallbox.

Prepare a Strata EV Charging Proposal

Clarify the parking and approval position

Confirm your parking allocation, ownership or tenancy arrangements and the proposed charger location. Ask the strata manager what approval process applies to work affecting common property. A parking space assigned to one apartment does not automatically authorise alterations to a shared wall or electrical system.

Provide a simple description of the intended use and the vehicle. Discuss the proposal before purchasing equipment, and obtain the relevant advice about approvals or by-laws where needed. This article is planning information, not a determination of strata legal requirements.

Assess the building, not only one bay

Ask for professional assessment of available supply, distribution, routes and installation constraints. Shared basements may need coordination around penetrations, fire-related building systems and access. A short distance to a nearby board does not prove a suitable connection is available.

Discuss how future chargers could be accommodated. Compatible load management can share or limit available charging demand, but it does not increase the building’s supply. Ask what happens as more residents join and who controls the settings.

Explain billing and ongoing ownership

Separate installation cost, electricity use, network services and any software fees. Ask how use is measured and billed, who pays shared infrastructure costs and what happens when the resident moves. Different proposals may place those responsibilities on different parties.

Identify who owns the charger, maintains shared components and handles support. Avoid making an individual resident the undocumented administrator for a building-wide system. Account and data access should remain understandable to the owners corporation.

  • Proposed electricity source and billing method.
  • Shared infrastructure and future-user arrangements.
  • Equipment ownership, maintenance and administrator responsibility.
  • Any recurring service fees or supplier dependencies.

Submit a proposal with explicit assumptions

Give the committee a consistent scope with plans, approval dependencies and professional findings. Clearly label provisional items. Do not promise a charging rate before the vehicle limit, equipment and assessed supply arrangement are known.

ZEOS EV charging enquiries can include the building’s existing strategy and committee questions. Ask for a scope that addresses the shared installation rather than treating a strata basement as an ordinary private garage.
